Responsible and sustainable operations are core values at Spatium Toimitilat, and we strive to incorporate them comprehensively into all aspects of our activities.
We continuously measure, report, and improve our sustainability performance. We monitor key indicators such as our carbon footprint, energy and water consumption, as well as customer and employee satisfaction.
We prepare an annual sustainability program and environmental commitment.
Our EcoCompass certificate has been audited and renewed for the years 2025–2027.

Key sustainability metrics
We are committed to continuous development in line with sustainable practices. That’s why we measure, report, and analyze our operations annually using a range of key indicators.
We track metrics such as carbon footprint, energy and water consumption, waste volume and recycling rates, as well as customer and employee satisfaction.
Our carbon footprint is calculated using the Finnish Environment Institute’s Y-Hiilari calculator.
We monitor the distribution of our emissions according to impact areas (Scopes) 2 and 3.
In 2024, Scope 2 (electricity and purchased heating in energy consumption) accounted for 87%, while Scope 3 (voluntary category, including business travel, waste management, and transportation) represented 13%.
Towards carbon neutrality
We are working towards carbon neutrality, with the goal of becoming a carbon-neutral company by the end of 2025. Last year, we reduced our carbon footprint by 48.85%, partly due to changes in our property portfolio.

In 2024, we updated our annual customer survey to include the Net Promoter Score (NPS) question: How likely are you to recommend Spatium?
Our first result was an excellent NPS score of 76, which we will continue to monitor and track in the future.

Waste recycling rate
We monitor the recycling rate and total amount of waste both by individual property and across our entire portfolio. Annual results are influenced by changes in tenants as well as the number of properties.

Our environmental commitment
Through the EcoCompass environmental certificate granted in 2022, Spatium Toimitilat Oy is committed to the continuous improvement of environmental performance. We aim to raise environmental awareness in both our own operations and among our tenants. Our goal is to be carbon neutral by 2025.
Key focus areas of our environmental commitment
Biodiversity
- Increase the number of local plant species, deadwood elements, and insect hotels in the yard areas of our properties.
- Implement an ecologist’s plan for a new development to enhance biodiversity in its outdoor areas.
- Renew landscaping in the yard areas of two properties.
Material use
- Aim to achieve BREEAM “Very Good” environmental certification for a new construction project.
- Increase the recycling and reuse rate of demolition waste.
- Consider material sustainability in all office purchases.
Energy efficiency and renewable energy
- Reduce the consumption of purchased electricity and heating by optimizing the energy efficiency of our spaces.
- Install solar panels in selected properties to increase the use of renewable energy.
- Use geothermal energy for heating and cooling in new developments.
- Switch to CO₂-free electricity in 2025.
Our EcoCompass certificate renewed
To help define responsible practices and metrics, we adopted the EcoCompass environmental management system in 2021. Spatium Toimitilat was awarded the EcoCompass certificate in February 2022, and it was renewed in January 2025. Maintaining the certificate requires continuous measurement, reporting, and improvement of our operations — which is why we develop and update our environmental responsibility program annually.
EcoCompass is an industry-independent environmental management system developed by the Finnish Association for Nature Conservation. It is based on the international ISO 14001 standard and is equivalent to other Nordic systems, such as Ecolighthouse (Norway), Miljödiplom (Sweden), Key2Green, and Planmiljo (Denmark).
